The Opportunity 

At Arup, our Workplace and Facilities Management (WFM) team is dedicated to creating exceptional working environments across our high-end commercial office spaces throughout the UK. We’re seeking a dynamic and experienced Real Estate Project Manager to lead a diverse portfolio of refurbishment and fit-out projects, from single office upgrades to full-floor transformations including server rooms and complex relocations. 

This is a pivotal role where you’ll collaborate closely with the Arup Client, Property Team, and WFM stakeholders to ensure seamless execution of projects that are not only functional and beautiful but also sustainable and inclusive. You’ll help shape spaces that support wellbeing, productivity, and innovation ensuring every project aligns with our values and integrates seamlessly with day-to-day operations across our offices. 

You’ll lead the full lifecycle of fit‑out, refurbishment, and relocation projects, managing contractors, logistics, and key stakeholder coordination to ensure seamless delivery. Working from initial brief through to close‑out, you’ll develop project scopes, budgets, and financial controls while ensuring compliance with CDM regulations and sustainability goals. You’ll collaborate closely with internal teams including WFM, Property, DTG, AV, and HSEQ to integrate best practice across every stage, maintaining accurate documentation, programmes, and reporting aligned to RIBA and Office Design Guidance. You’ll oversee procurement and tender processes, manage contracts and defect liability periods, and provide guidance and support to delivery teams, contributing to strong governance, risk management, and clear client communication throughout.

Is This Role Right for You? 

We are looking for someone who: 

  • Has proven experience delivering commercial fit‑out, refurbishment, or relocation projects, ideally within live or occupied office environments. 

  • Is a strong communicator with the confidence to engage stakeholders at all levels and manage complex, fast‑moving project environments. 

  • Is skilled in coordinating design teams, contractors, and suppliers, with solid working knowledge of JCT contracts and regulatory requirements. 

  • Has a proactive, solutions‑focused mindset with strong problem‑solving, organisational, and decision‑making capabilities with the ability to balance multiple priorities while maintaining high standards of detail, governance, and client communication. 

  • Holds a professional qualification in Project and Programme Management (e.g. APM PMQ or equivalent)
